Pepperdine Graziadio Announces Doctor of Business Administration Dissertation Defense
On July 8, 2021, Gil Keinan, Doctor of Business Administration (DBA) candidate defended
his dissertation research on “The Impact of a Management Company's Scale on Hotel
Market Value”. His study findings will enable hotel owners to consider management
as an additional investment variable when buying or selling hotels. Keinan completed
his research under the guidance of his dissertation committee which included Dongshin
Kim and Abraham Park from Pepperdine Graziadio and Prashant Das as the external reviewer.
There exists a wealth of research on the impact of brands on market value. However,
while the choice of management structure has been growing in importance for hotel
owners, the influence of hotel management on resale value has not been well investigated.
Building on this information, Keinan examined U.S. hotel sales data between 2001-2019
to determine the impact of management size on the hotel sales value. His findings
point to a relationship between management size and hotel sales price, which varies
by geography and by property size, and lays the groundwork for future research to
classify the impact of brand and management.
Keinan’s dissertation defense took place earlier this month via Zoom before an audience of Pepperdine Graziadio faculty, staff and other DBA students.
