MSRE Students Gain Exclusive Insight into Santa Monica’s Office Market with BXP and Alumnus Judge Williams

Pepperdine Graziadio MS in Real Estate (MSRE) students recently toured the Colorado Center in Santa Monica as part of Professor Heather Boren’s Real Estate Market Analysis course, gaining firsthand insights into the office market through the lens of a leading real estate investment trust.
Led by MSRE alumnus Judge Williams (MSRE ’24), now with BXP, and Senior Property Manager Daisy Delmar, the visit began with an overview of BXP’s operations and Judge’s career journey from student to real estate professional. Students toured spaces including the former HBO offices, Hulu’s custom-designed workplace, a new food hall, and the high-end Edmunds headquarters, all while learning how BXP tailors spaces to reflect brand identity and attract long-term tenants.
Throughout the tour, Boren and Williams offered expert insights on office leasing trends, tenant relations, and the evolving role of landlords. The visit also highlighted how BXP supported the community during the Palisades Fire by offering temporary learning spaces to displaced students and faculty.
The day concluded with a panel presentation from BXP executives Helen Han (VP, Investor Relations), Alexander Cameron (VP, Leasing), Melissa Cohen (VP, Development), and Delmar, who shared real estate market trends and career advice.
“Pepperdine’s MSRE program had the opportunity to gain firsthand insight into the inner workings of a REIT while touring some of the most premier office spaces in Santa Monica,” said Judge Williams. “Students also learned how BXP leverages innovation to adapt within an uncertain office market.”
